Killing mold is not the goal of remediation. The goal of remediation is to produce an environment with visibly clean and dust free surfaces, where moisture driver have been eliminated in order to maintain the space as a Condition 1 environment. While antimicrobial products can be used to help accomplish this goal, the most important principle is "clean under control".

Conditions

The first step in assessing your property is determining its “Condition.” In this context, Condition is not a description of your property’s appearance, but a technical classification that guides remediation procedures and outcomes. There are three possible Conditions.

Condition 1
Normal Fungal Ecology

Reduce mold spores to levels equal to or lower than the natural ecology surrounding the building.

Settled
Spores

Mold spores, invisible to the naked eye but detectable through testing, that exceed the natural ecological levels surrounding the building.

Condition 3
Actual
Growth

Visible mold growth appearing as sporadic or consistent fungal formations on surfaces.

In simple terms, Conducive Conditions are any factors that contribute to mold problems.

These can include:

Moisture

Water damage, leaks, water intrusion, condensation, humidity, dew point, and moisture content.

Obstruction

Debris, building materials, or landscaping that restricts airflow or drainage, or that traps moisture.

Soil Load

Organic contamination that supports current or future mold growth.

Structural Defects

Damaged materials, poor grading, drainage or ventilation issues, insulation gaps, air intrusion, or foundation defects.

The Assessment Sets the Standard

Without a clear and thorough assessment, meeting customer expectations becomes difficult. You need to identify the problem, define the solution, outline procedures, and calculate costs with accuracy. Without that foundation, budgets become unreliable and profit margins unpredictable. This creates challenges for sustainable growth and long-term success.

Determining the

After determining the Condition of an environment, the next step is identifying its Mold Severity Index™. An environment may have one or multiple indices. Your Enviroguard Certified Firm will map and share your specific Mold Severity Index™ after the inspection.

Problem

Light, sporadic surface mold with no pigment staining.

Solution

Requires full cleaning procedures, as a Condition 3 environment means microscopic mold spores have spread throughout the area in addition to visible growth.

Light, sporadic surface mold with scattered pigmentation staining.

Solution

Requires full stain removal and cleaning, as embedded pigmentation prevents surfaces from returning to a “pre-loss” appearance in a Condition 3 environment.

Heavier, consistent surface mold with scattered pigmentation staining.

Solution

Requires dual REACT | EXTRACT™ cleaning to remove remaining soil load and achieve a visibly clean, dust‑free surface per IICRC S‑520.

Triple REACT | EXTRACT™ cleaning is recommended to restore surfaces to a structurally sound, “pre‑loss” appearance, aside from any rot.
