One of the greatest challenges in remediation is not just solving the immediate issue, but ensuring it doesn’t return. Recurrence prevention is about identifying and controlling the many ways moisture can infiltrate a structure, while also implementing proven solutions to keep buildings protected.

The Five Types of Moisture

Moisture enters buildings through several pathways, each requiring a unique solution:

  • Bulk MoistureWater flowing directly into the building envelope through gravity or air pressure. Best solved by: redirecting water with proper flashing, caulking, and installation of doors and windows.

  • Capillary ActionMoisture wicking from areas of high content to areas of low content. Best solved by: capillary breaks such as impermeable materials, air spaces, and damp-proofing.

  • Air-Transported MoistureWater vapor carried by wind, stack effect, or mechanical systems like fans and air handlers. Best solved by: sealing against infiltration, sealing ductwork, balancing HVAC pressure, and using exhaust fans correctly.

  • Vapor DiffusionMovement of moisture when vapor pressure exceeds the permeability of a material. Best solved by: solved by: vapor retarders in roofing, walls, under slabs, and over the ground.

  • Condensing MoistureMoisture forming on surfaces when dew point is reached. Best solved by: thermal breaks, impermeable materials, and air circulation to regulate temperature.

Enviroguard Passive Moisture Control Solutions

To counter these risks, Enviroguard provides a wide range of Passive Moisture Control Solutions, including:

  • Wind-driven rain and freeze/thaw damage control

  • Foundation efflorescence and seepage protection

  • Attic, basement, and crawl space controls

  • Post-remediation encapsulation

  • Structural protection for construction projects

  • Disaster response moisture control

  • Odor sealing and surface protection

These solutions work together to extend the life of structures and safeguard against recurring moisture challenges.
