Principles of Remediation: Understanding Mold Conditions and Assessment

Since its founding in 1972, the Institute of Inspection, Cleaning and Restoration Certification (IICRC) has set the benchmark for global standards, credentials, and certifications in the inspection, cleaning, and restoration industries. Its work ensures that professionals have a unified framework to approach contamination challenges with clarity, precision, and consistency.


Mold Contamination and the Concept of “Condition”

When it comes to mold remediation, one of the first and most important steps is determining the Condition of the property. While the word may sound simple, in this context it is a technical classification defined by the IICRC. These classifications guide the remediation process, influence the level of intervention required, and ultimately shape the results.

The IICRC outlines three primary conditions:


  • Condition 1: Normal Fungal Ecology

    Mold spores exist at levels equal to or lower than those naturally present in the surrounding outdoor environment. This is considered the baseline and does not typically require remediation.


  • Condition 2: Settled Spores

    Mold spores are present in amounts higher than the natural background levels, but remain invisible to the naked eye. These spores can be identified only through specialized testing.


  • Condition 3: Actual Growth

    Visible mold is present, appearing sporadically or in consistent fungal formations. This condition requires immediate attention, as active growth can spread quickly and cause health risks and structural damage.


Introducing the Mold Severity Index
